Things You’ll Love About Living in the Home
When asked if they loved living at 135 76th, the sellers had much to sell.
Christa explains that they, “work in Boulder, but wanted acreage where our children could roam and play.”
She said that the “extraordinary mountain views and expansive decks from which to view them are a must for us.”
Other perks she spoke of include superior quality schools, the quick and easy commute to Denver, and being on the south side of town for an easier commute to Summit County for winter skiing.
But That Yard — Climbing Trees, Soccer Practice, and Tubing
Christa explained that, “Our sons were 5 and 6 years-old when we moved in, and they immediately learned the important skill of tree climbing as I unpacked boxes. It’s hard to find a property in the immediate area that has as many impressive mature trees as found on our 2 acres. The huge maple tree on the south side of the property in particular has branches that are just the perfect height for our boys who spent many days climbing, laughing and playing toss amid its branches.”
“They are also soccer players and the enormous field on the south side lends itself perfectly to both full soccer games, but also drills as we would weave through the pine tree grove to practice dribbling the ball back and forth with our little feet,” Christa goes on to rave about the property.
“If you think that sounds great, just wait until late May when the water begins to flow to the Goodhue Ditch which runs the entire western boundary of the property! This shallow, gentle flowing ditch was perfect for our tubing adventures! We would carry our tubes to the southwestern corner of the property and cast off with squirt-guns in hand to float all the way to the perfect “take out” spot on the north side of the barn. The slow float down the ditch is engulfed in trees and native Colorado wildflowers and feels like you have left the city entirely – perfect for pretending you are floating the jungle or are Mark Twain! Who needs a pool when nature provides this kind of playground!?”
New Fence Welcome
Christa told us that she had some concerns about living near a larger road when she first moved into the house with her two young boys. However, she says, “I quickly learned that our outdoor needs were fully met by the extraordinary backyard. I explained the dangers of a busy road, but what I found was that between tree climbing, tubing the ditch, swinging out back, digging in the dirt, and mountain biking in the southern field, our boys’ interest was more than maintained by all the fun they could have out back, never necessitating play near the road.”
And, she believes it is worth noting that if, “the white picket fence that runs along 76th Street isn’t enough of a barrier for you, the county has assured me that it can be replaced with a solid fence with no argument from them if the owners prefer.”
Future Ideas
Given the extraordinary size of the property and the views, the next owners might want to:
- Keep horses in the barn and graze them in the southern field;
- Turn the barn into an artist or music studio;
- Put a pool out back from which to take in the views;
- Install a single track for mountain biking, tennis court, or both in the southern field;
- Add a chicken coop, raise some goats and plant the southern field with ALL your favorite veggies (and use the irrigation well on the property to water those veggies is free of charge)!
