The Kitchen at 1039 Pearl Street has a new owner. Bryan Dayton's Half Eaten Cookie Hospitality has bought the restaurant, along with its Denver sibling, from founders Kimbal Musk and Hugo Matheson. Dayton told 5280 the deal was finalized in late September after several months of talks. Musk and Matheson opened The Kitchen on Pearl Street in 2004, and 5280 credits it with helping put Colorado's farm-to-table movement on the map.
The sale fits a pattern that runs through Boulder's dining news this year. Most of the openings people have talked about in 2026 come from chefs and restaurant groups the city already knew. They're putting their new places on North Broadway, South Broadway, Central Avenue and 10th Street, and Dayton's group is the clearest example. Its restaurants now stretch from the Pearl Street Mall to 4580 Broadway.
What changes at The Kitchen, and what doesn't
Dayton described his plan to the Denver Post as "business as usual." Here's what has been said so far:
- The space, staff and menu: No major changes are planned, though he said there might be "some tweaks."
- Timing: He told 5280 he wants to give the staff time to adjust to new ownership before changing anything.
- The beef: "I'd like to bring in our beef at some point," he told 5280. That means Corrida Cattle Company, which he founded with chef Samuel McCandless. It started out supplying regeneratively raised beef to Corrida and now supplies every restaurant in the group.
- The name: Neither report mentions a rename, a closure or a renovation.
Dayton called The Kitchen an "iconic" brand in the Denver Post's coverage and said, "They have a great foundation and I'm happy to take that torch forward." His history with the restaurant goes back a long way. He told 5280 he met Musk and Matheson while he was still at Frasca Food and Wine, before he opened OAK at Fourteenth in 2010.
One group, two ends of town
With The Kitchen added, Half Eaten Cookie runs six restaurants in Boulder: OAK at Fourteenth, Corrida, C Bar, C Burger, Cinq à Sept and The Kitchen. It also has a smaller C Burger at Denver's McGregor Square. The Pearl Street purchase came about three months after the group's North Boulder opening.
Cinq à Sept opened in July at 4580 Broadway, in the space Bellota and The North End used before it. 5280 reports that the Boulder Bellota closed in January. Dayton told Boulder Reporting Lab the aim was a restaurant that would appeal to North Boulder residents and also bring in diners from the rest of the city. Chef Sam McCandless built the menu on classic French cooking.
Cinq à Sept means "five to seven" in French, a nod to early-evening drinks. The happy hour leans on bread and cheese, oysters, jambon de Bayonne and cold drinks. For a first visit, Dayton suggests starting with the bread and the Prince Edward Island oysters, then the zucchini, the simple salad from Esoterra Farms, the chicken and the sole with brown butter and capers. The produce comes from Esoterra Farms and the beef and lamb from Buckner Family Ranch. The menu changes with the seasons around a set of staples.
Dayton also told Boulder Reporting Lab he's seeing many familiar faces at Cinq à Sept and plenty he doesn't recognize, "which is pretty interesting for somebody that's owned a business in Boulder for 16 years." In the Denver Post's coverage, he described the group's range this way: "As long as you're being great at hospitality, you can play in a lot of different mediums."
The same pattern, from other kitchens
Dayton's group isn't the only one opening this way. Most of this year's notable openings follow the same outline: an operator Boulder already knows opens a second or third concept in another part of town.
| Restaurant | Where | Who's behind it | Opened or changed |
|---|---|---|---|
| Morso | 627 S. Broadway | Hosea Rosenberg of Blackbelly | Late June 2026 |
| Temaki Joint | Baseline Road near U.S. 36 | Chef Duy Pham | Reopened June 30, 2026, after renovation |
| Cinq à Sept | 4580 Broadway | Half Eaten Cookie Hospitality | July 2026 |
| San San | 2014 10th St. | Edwin Zoe of Zoe Ma Ma | Summer 2026 |
| East & Co. | 2100 Central Ave., Flatiron Park | Working Title Food Group, Josh Dinar | May 2026 |
| The Kitchen | 1039 Pearl St. | Half Eaten Cookie Hospitality, new owner | Ownership change finalized late September 2026; open since 2004 |
Morso is Rosenberg's first new Boulder restaurant since Santo in 2017, according to 5280. The menu covers house-made focaccia, wood-fired pizzas and pastas, plus Italian-American dishes like eggplant and chicken parmigiana, linguine with clams and Caesar salad. His Southwestern roots show up in the Hatch green chiles on more than one pizza. 5280 recommends saving room for the soft-serve, which you can order as an affogato.
San San is right next to the original Zoe Ma Ma, which Edwin Zoe opened with his mother, Anne, in 2010 to bring traditional Taiwanese dumplings and noodle bowls to Boulder. That location has since moved around the corner to Pearl Street. San San goes back to the American-Chinese food of Zoe's childhood, including General Tso's chicken, crab wontons, steamed Japanese sea bass with fermented black bean sauce, yu choy with oyster sauce, and velvet crab and corn soup. Friday is prime rib night, which 5280 calls a nod to the big Midwestern Chinese supper clubs of the mid-century.
East & Co. opened in May in Flatiron Park. It's an all-day market hall with OZO coffee and pastries in the morning, sandwiches and salads at lunch, smash burgers, steak and small plates at dinner, a cocktail bar, a market for local goods, and take-home meals. Westword noted that it skips the multi-counter layout of a typical food hall, so ordering is simple. Working Title Food Group's announcement also names River and Woods in Boulder as one of its projects. The East & Co. FAQ currently lists weekday hours of 7 a.m. to 8 p.m.
Temaki Joint reopened on Baseline Road after a renovation, with Tea Mate moving downstairs. Boulder Reporting Lab describes the format as affordable hand rolls served alongside a high-end omakase.
The biggest national name to open in Boulder this year went to the mall. True Food Kitchen opened at Twenty Ninth Street in August, BizWest reported.
How the map reads now
Put the addresses together and Boulder's newer restaurants are spread across town. Cinq à Sept is in North Boulder, Morso is on South Broadway, East & Co. is in Flatiron Park, and Temaki Joint is on Baseline Road near U.S. 36. San San is the downtown exception, on 10th Street next door to where Zoe Ma Ma started.
For anyone living outside downtown, more of these places are now close to home, and several come from kitchens Boulder already trusts on Pearl Street.
On Pearl Street itself, the restaurant that helped start Colorado's farm-to-table movement now belongs to a group whose sister company, Corrida Cattle Company, supplies its restaurants with beef from local regenerative ranches. Whether Corrida beef shows up on The Kitchen's menu, and when, is the next development to watch.
Still to come this season
BuffHouse is targeting a November opening at 2860 Arapahoe Ave., in the former Harpo's and Ralphie's building. Co-owner Joe Manzanares had originally aimed for August or September. In a September 24 report, Axios Boulder attributed the delay to a bathroom expansion, a new pizza oven and permitting work. Count November as a target until the doors open.
The Stockton is Dayton's next project. It's an upscale steakhouse in the Exchange building at Denver's National Western Center, built around Corrida Cattle Company beef, and 5280 reported in early October that it would debut the following month. It's outside Boulder, but it's built on the same beef Dayton wants to bring to The Kitchen.
At The Kitchen, nothing is set to change yet, by the owner's own account. The first changes will be whatever "tweaks" Dayton chooses to make once the staff has settled in.
When a new restaurant opens down the street, it changes how that part of Boulder feels day to day, and those are the details we keep track of.
