About the Home

Bill explains, “There are so many great things we will miss about this house. First of all, is the layout, for a large home it is very comfortable and everyone has their own areas. We also have a very private backyard, we have set up a movie screen and projector and it is great fun to be out there in the summer. We also have quite a bit of wildlife in the yard. Lots of deer migrate through here or enjoy themselves in the sun. Finally, I will miss the scale of entertaining the house affords. We have hosted 2 weddings here and they have created forever memories for us.”
 
 
 
 
Additionally, he says, “We very much enjoy the master bedroom and waking up to the views of the Flatirons. In springtime, as the sun starts to rise it is truly a spectacular view that might only be rivaled by fresh snow in the winter. It is truly beautiful to live here.”
 
 
 
Bill and Dianne have made some changes to the home. “The most significant is adding the south-facing window wall which absolutely opened up the house to the Flatirons views. We also replaced the south decks, which we enjoy very much, as well as the west deck, which is a really cozy place to just sit or enjoy the sounds of the rain hitting the metal roof. Talk about a de-stresser,” states Bill.
 
 
 
 
“We have also found it a terrific place for working from home. The scale of the house allows each of us to have our own areas to work in as we have successfully navigated 5 people working full-time here. It is great to be able to take a break from work and just sit outside and enjoy the beauty of the yard and grounds for a nice lunch,” he reveals.
 
 
 
 
 
The scale of the home also extends to the driveway and garage. Bill states, “We have also enjoyed the abundance of parking. With the 4 car garage and very large drive area, we have never had a problem with entertaining here and places to park. We have had up to eight cars in the driveway with no problems.”
 
In summary, he tells us, “This place is very beautiful. There are so many trees here, but the amazing surprises have been the plum bushes. We have made plum and apple pies with apples from our apple trees and plums from our bushes. We have nicknamed this house The Orchard.”
 

About the Yard and Neighborhood

“The wildlife is active here. We love to watch the birds and squirrels running around the trees as well as the deer sun themselves in the back yard. We have a very large fenced in and secured yard on the west side of the house so when family members bring their dogs over, it is fun to watch them in the side yard interacting with all the wild life. Whoever buys this home should be prepared to be awakened to the sound of birds in the morning,” says Bill.
 
He goes on to explain, “Our west yard and deck are super private, and a relaxing retreat. When we bought the house, we were concerned about 19th street traffic but all of that goes away once you are inside the fence. The grounds are very private and lush. When in the west yard it is so private and quiet that you don’t hear any traffic. So we really have the best of all worlds here. Convenience and access to transportation, grocery stores and the great amenities of Boulder and the privacy of a very beautiful estate. We have been very happy here and hope that the next owners receive as much joy as this house has brought to our family.”
 
And, he says, “This home is on 19th street which has turned out to be a very positive location for us. It is very private and secluded behind the fencing and landscaping yet 19th street affords us very quick access to everything. We walk nearly everyday and have found ourselves to be in the heart of it all. It is a quick walk to 3 grocery stores and are in easy access of Ideal Market and Lucky’s.”
 
 
“There is a pretty diverse community of homes in the area and it is fun to walk through the neighborhoods and see the very large and beautiful homes in Carolyn Heights and Gitchens Acres, but also the rapidly gentrifying neighborhood of Melody Park,” Bill chats about the local neighborhoods.
 

About the Area

“This is a great location with very convenient access to downtown. Working in downtown Denver, I enjoyed the morning and afternoon walks to the downtown Boulder bus station as well as the easy bike ride to the restaurants and activities in Boulder.  We are also very convenient to hiking and enjoy that access as well,” explains Bill.
 
Also, Bill appreciates “the easy access is to the back side of Sanitas. We could ride our bikes or walk to the trail head and enjoy a relatively uncrowded hike.”
In terms of shopping and playgrounds, he says, “We also have a very enjoyable walk to Lucky’s market and Ideal market. We have multiple parks within walking distance and the grand kids have enjoyed the playgrounds there.”
 
He has also frequented “Riffs, The Kitchen, and Oak downtown and Dugabi, and Bacco in North Boulder. All are a very short drive or pleasant walk from our house.”
 
Don’t forget the Reservoir–Bill says that, “In the summertime we are very fortunate to go boating and water skiing at the Boulder reservoir. I am from the Midwest where everyone boats and water skis, but my access to lakes was hours–not the minutes it takes us to get to the Boulder reservoir. It is very peaceful to be the first ones on the lake, take a couple of loops around on skis, and then head into the office. Really a great lifestyle to enjoy in Boulder.”
